NUWEPOS FARM GOING AS A RUNNING CONCERN FOR THE TRUE MARKET VALUE! GOING ON AUCTION THE 25TH AUGUST 2010 @ 11H00 AT THE OFFICES OF AFRICAN ESTATES INTERNATIONAL. Office No 5, Giuliva House, 47 Blaauwberg Road, Tableview. BIDDING WILL START AT A LOW R20 MILLION. SPECIAL CONDITIONS APPLY. Nuwepos Boerdery, 3491,26 hectare in extent, is situate 9.8 km in the eastly direction of Vanrhynsdorp beneath the picturesque Maskamberg mountain range 300 km from Cape Town on the N7 travelling towards Namibia. The farm consists of 9 camps each with its own livestock watering points, approx 600 ha of arable land, where barley and wheat are grown. Approx 2700 ha of shrub land which is covered in Gannabosse and two river streams with thorn trees, which provide excellent food (pods) for the sheep. In addition, Nuwepos has 4 very strong irrigation boreholes with ohms ranging between 320-387. Three of the water sources are equipped with submersible pumps which are used to supplement the boreholes during drier periods. As far as can be ascertained, there has never been a year that the dam has not overflowed. The irrigation system covers 9 hectare blocks per application. The balance of approx 200 ha consists of irrigated land, infrastructure, and the farm's own large man made dam with sparkling fresh mountain water, fed by the Sand River from the Maskamberg mountain range which surges up the Sand River for approximately 2.5km. During good rainfall years the dam overflows for 3 to 4 months of the year and then flows into the Troe-Troe River which connects to the Olifants River and then flows into the Atlantic Ocean. The total grape cultivation of Nuwepos is currently 50 hectares, and a further 30 hectares which was previously farmed with tomatoes and sweet potatoes, has already been ripped with a bulldozer to a depth of 1.2 m and is now ideal for the planting of grapes. A second structure of 5 hectares for shade netting has already been constructed and will be planted with the cultivar known as Crimson later this year. EXCELLENT LOCATION With an average minimum temperature of 9.5 degrees in the winter and an average temperature of 27.4 degrees in the summer, the farm is highly suitable for the cultivation of all types of grape cultivars, especially table <
